Peachey Loak have been jointly instructed to offer for sale the freehold interest in this parcel of land, which comprises the majority of the former rear gardens of numbers 9, 11 and 13 Cranford Road, Burton Latimer.

The site is in a well established residential area, approximately ¾ of a mile from Burton Latimer town centre and a similar distance from junction 10 of the A14 (A1 - M1 link road). Kettering’s mainline railway station (55 minutes to London St. Pancras) is approximately 4 miles distant, whilst Cranford Road is on the local bus route that delivers a regular service (4 or 5 busses an hour during the week) between Burton and Kettering.

Burton Latimer itself is a fast-growing town with a busy centre and a number of major employers, including Weetabix, Alumasc and Morrisons. There are two primary schools, a library and a variety of restaurants, take-aways and shops, including a new Sainsbury’s supermarket that has just opened on the High Street.

The land for sale extends to approximately 0.39 ha. (0.96 acres). It is generally level and has been partly cleared in preparation for development. Kettering Borough Council resolved to grant planning consent in January 2008, subject to the approval of various reserved matters, including design, layout and landscaping (the application showed an indicative layout of 12 dwellings - KBC reference KET/2007/0909). All mains services are within the vicinity of the site, but would-be purchasers are advised to satisfy themselves as to the capacity and availability regarding their intended scheme.

A Section 106 Agreement to cover education contributions is currently being drafted in accordance with Northamptonshire County Council’s standard charges. The monies due under this agreement will depend on the final number and type of dwellings built, and it should be noted that sums offered for the site should be exclusive of Section 106 monies. There will also be a requirement for the developer to erect fences (and gates where necessary) and to allow/provide vehicular access to the rear of numbers 9 and 11 Cranford Road.
